Hua Hin property: buy wisely and explore your options

ที่มา: Hua Hin Today

Buy property the right way and Hua Hin has plenty to get excited about

Thankfully, from what I have seen, the fallout from illegal nominee land deals appears less dramatic in Hua Hin than in some other parts of Thailand. But people here have still been taken in by poor advice on land ownership.

I do have sympathy for some, particularly those who did it years ago when legal advice wasn’t as readily available.

I cannot comment too much further, as surprisingly few sellers in this situation have approached me. Perhaps they are unaware of its seriousness, or waiting for a legal update.

One thing I would say, though: transferring land to a Thai friend and leasing it back does not necessarily solve the problem. If they are holding it on your behalf, it could still be an unlawful nominee arrangement. Showing funds alone does not make it legitimate. Get independent legal advice before making any changes.

I have to say, I am enjoying seeing social media vloggers struggle to explain ownership. But I am equally concerned by how many foreign buyers still do not understand the correct process. These laws have been in place for decades, yet some comments show just how much confusion remains.

Options in the Hua Hin property market

For those happily searching for their dream home and doing it the right way, the market is really exciting. Some great modern homes have been created by the better, established developers. Well-built and well-presented, these remain very popular with buyers.

It is also worth checking resale alternatives before committing. A newer home may suit you better, but take your time and look at the latest resales. Many won’t appear on all the usual platforms, so pop in for a chat to find out more.

The condominium market is following what I have always said: condos between five and ten years old can be really interesting. Newer condos are often not as enticing.

Check the foreign ownership quota, but also look carefully at the price per square metre and maintenance costs. Make sure you are not overpaying.

Think about the development throughout the year, too. Common areas that are peaceful in low season can feel very different when rental occupancy rises in high season. That matters if it will be your home.

Building a home outside the city

A growing part of my business has been helping people find private plots of land, a little further from the city and with more space than housing developments generally offer.

As Hua Hin grows, more people are choosing to make it their full-time home. Some would rather build for themselves, perhaps 15–30 minutes outside the city. It is something I am also doing personally.

You need to be here for most of the year, or have the means to maintain the property if you travel often.

Another word of warning: build practically, and avoid making everything too personal. You may need to sell one day, so don’t personalise the property so much that it becomes difficult to sell on.

Finding a good building team has become easier, but make sure payments reflect the work completed. Be cautious if a builder asks for large sums upfront to reach, say, roof level. If they run out of funds before completing the agreed work, you could be left with an unfinished home.

Meeting buyers in Singapore

So, Singapore is coming up. My family, the lovely Zara and I will be there from 23–26 October, and we are looking forward to chatting with as many potential buyers as possible.

The trip follows great success visiting Dubai and, particularly, Hong Kong. If you know anyone in Singapore who might like a free consultation, please let them know. They can WhatsApp me directly.

We have some great options for people not quite ready to move but keen to get started. These include homes with planned completion dates between 2027 and 2029 and payments spread over the build.

That can mean fixing a price now and choosing a well-positioned plot, with later payments as construction progresses.

More sales and rental listings wanted

We are also looking for more listings, both for sale and, very much, for rent. If your property is sitting empty, let us help you find a tenant. We are seeing strong rental demand at the moment.
